    By the time we sold a 43,000 square foot office building to Hosparus, their company had grown to leasing over 30% of the building and had expressed interest in purchasing the property. There were several other tenants in the building and this was Hosparus’s first time being a landlord to businesses other than their own.

    Dahlem has managed Hosparus’s expansion into additional space in the building and maintained the relationships with the remaining tenants. Our job is to anticipate big issues and manage them to minimize the impact.

    We anticipated that the cooling tower and chillers downstairs were reaching the end of their life.  Both are long lead delivery items and that could be catastrophic if either went down during the summer months. The decision was made to replace the chillers one year and the cooling tower the next. In the middle of the chiller installation, the cooling tower went down completely and we were able to successfully get the building’s cooling system running again in record time.

    Mike Mays was not sure that this site would fit the market they were looking for in a store.  We convinced Mike that the traffic at the crossroads of Shelby Street and Eastern Parkway, the neighborhood, and the University of Louisville would be a huge draw to his store at Dahlem Center.  Additionally, this location is uniquely insulated in a very densely populated neighborhood in Louisville.

    Heine has renewed after the initial lease term and this store is one of Heine Brother’s most successful, with customers visiting at all hours of the day.

    Sport Clips recently decided to expand its presence in Kentucky and Southern Indiana and engaged Dahlem as their broker. Sport Clips’ competitors are well entrenched in the market at prime locations, and their exclusive language did not allow Sport Clips to lease space at these locations.

    In our analysis of markets, we quickly identified where Sport Clips existed currently and in relation to their competitors. We found gaps that did not overlap existing stores. We analyzed demographics in the gap areas to determine if those individuals were the “Sport Clips Customer.”

    Finally, we identified several locations that seemed to fit the client requirement and proceeded to show these sites to Sport Clips. Several have resulted in new leases.
