After developing, leasing and managing our Dixie Crossings center (anchored with a Kroger superstore) for more than 40 years I decided it was time to sell the center and retire. Never having sold a center before I consulted with and engaged the Jim Dahlem with Dahlem Realty Company to walk me through the process.

He and his team immediately got the process started, did their due diligence by reviewing the rent rolls, common area expenses, taxes and all the other components of running a profitable shopping center. The expertise and professionalism they exercised was impressive. Once completed they marketed the center to a wide variety of potential buyers and eventually we settled upon the best offer.

After making that decision they clearly explained all the required closing documents required and worked with my attorneys through the closing. I was more than satisfied with the assistance and expertise they provided and would recommend  them without reservation to anyone who needed assistance in selling their center.

We have thoroughly enjoyed working with Dahlem Realty in our quest to find a new location for offices as well as an expanded kitchen to further our mission to lead our community to feed the hungry and conquer the cycle of need. Our current Community Kitchen is working at full capacity and has no room for growth. With the new location found by Dahlem, our kitchen will triple in size, giving us the capacity to grow Kids Cafes for children in afterschool settings, better serve the growing number of seniors suffering food insecurity, create new processes for rescuing and repurposing prepared food from caterers and restaurants, and collaborate with Catholic Charities to double the size of its job training program.

Jim Dahlem and Wes Elmore immersed themselves in Dare to Care’s mission and operations to understand our unique needs. Using their market expertise, they found the perfect location for us not just in terms of size, but also placed in a neighborhood where Dare to Care can play a role in economic revitalization. Dahlem expertly negotiated the lease with the Landlord. Dahlem’s experience as brokers with excellent market awareness and as property owners gives us a partner to handle our needs as we continue to grow to serve the community.

We can’t say enough about Jim and Charlie’s representation in marketing and selling our diverse commercial development that contained over 55 inline and outparcel tenants.  The property had a lot of moving parts but the Dahlems took a personal interest in the process and saw it through to a successful sale.  Jim and Charlie’s honesty and integrity coupled with their experience and industry relationships make them an obvious choice for commercial property needs.

“Having the entire East coast and inland as my territory, I work with a lot of people and landlords. As you can imagine, that brings a lot of personalities into my job. When I get the pleasure of working with a kind, professional and willing to ‘talk through things’ person, it brings a light to my job. I appreciate people like you, Charlie. Thank you for being a good person in this world. I wish more landlords and people would follow in your footsteps.”

“The Dahlems are first class in every way. Their attention to detail and exceeding customer needs separate them from the pack.  Charlie’s taste in bourbon takes them from good to great!”

  • Todd Metzmeier

“Kroger has benefitted from the exceptional service that Dahlem provides.  From maintenance resolution to development consultation services, the Dahlems have their client’s best interest in mind.”

“Please allow this letter to serve as a very strong endorsement of Jim Dahlem and his company. As President of Beef O Brady’s and now Little Greek Fresh Grill I have had the pleasure of working with great tenant rep firms across the country. Jim and his team did an outstanding job helping us find and negotiate a top site in the Louisville market. I found them to be well prepared with a thorough understanding of the nuances of that part of the country. In addition he is a quality individual. Please feel free to contact me if I can be of assistance.”  Nick Vojnovic.

“I have known the Dahlem family for 20 years and I have never met a more honest family. They have transferred this integrity to their company, which they operate with first class character. Our company has been on both sides of the transactions with Jim and Charlie and have found that they are diligent, precise and timely.

When we get involved in a transaction, it is important that the records be documented in an exact manner, and we have never found one mistake in their underwriting or management skills. Jim and Charlie would be at the top of our list to refer retail management assignments. In short, when I think of the Dahlem brothers, integrity, character, and diligence is what comes to mind.”

“Dahlem Realty Company truly is the embodiment of professionalism. They are proactive and efficient in helping their clients, and I am consistently impressed that they are thinking about improvements in strategy on our behalf. The Dahlems take a long term approach, looking out on the horizon to see what is best for the future of all concerned. I have truly enjoyed working with them, and we plan to engage them for some time to come as they bring great value to our mission. They have also taken it upon themselves to learn about our mission and translate that to positive business decisions. We are very pleased and will certainly look to them more as needs arise.”

By the time we sold a 43,000 square foot office building to Hosparus, their company had grown to leasing over 30% of the building and had expressed interest in purchasing the property. There were several other tenants in the building and this was Hosparus’s first time being a landlord to businesses other than their own.

Dahlem has managed Hosparus’s expansion into additional space in the building and maintained the relationships with the remaining tenants. Our job is to anticipate big issues and manage them to minimize the impact.

We anticipated that the cooling tower and chillers downstairs were reaching the end of their life.  Both are long lead delivery items and that could be catastrophic if either went down during the summer months. The decision was made to replace the chillers one year and the cooling tower the next. In the middle of the chiller installation, the cooling tower went down completely and we were able to successfully get the building’s cooling system running again in record time.

  • Mike Mays

“Charlie and Jim Dahlem and everyone at Dahlem have been great to work with.  They are honest and fair and they make sure we’re set up for success – our building is first class and the lot and landscaping are always well-maintained.  It’s a real benefit to know that I don’t have to worry about these kinds of things at our store in the Dahlem Center.”

Mike Mays was not sure that this site would fit the market they were looking for in a store.  We convinced Mike that the traffic at the crossroads of Shelby Street and Eastern Parkway, the neighborhood, and the University of Louisville would be a huge draw to his store at Dahlem Center.  Additionally, this location is uniquely insulated in a very densely populated neighborhood in Louisville.

Heine has renewed after the initial lease term and this store is one of Heine Brother’s most successful, with customers visiting at all hours of the day.
